New-House Most Common Defects


Some common defects found during pre-purchasing or warranty inspections:

  • Improper grading of yard areas can cause water to collect around your foundation and lead to water intrusion in you basement

  • Improperly installed roofing and flashing, which can cause your roof warranty to become void

  • Improperly installed exterior wall finishes i.e. brick, vinyl, or aluminum, which can allow water/moisture to intrude into the building envelope

  • Drywall cracks and nail pops, often due to inadequate support of structural members

  • Door frames out of square and doors that do not open/close

  • Flaws in hardwood, vinyl, tile and carpeting

  • Improperly installed heating and air conditioning components

  • Missing or improperly installed handrails

  • Insulation poorly installed in the attic

  • Missing proper roof vents or vent holes cut, but roofed over

  • Cut trusses in roof or floor trusses

  • Improperly installed windows

  • Missing backing blocks at tubs and showers

  • Missing or not connected cooling vents

  • Inoperable or missing GFCI in required areas

  • Reversed hot and cold water at faucets, tubs, showers.

  • Hot water supply at toilet flushing tanks

  • Missing tempered glass in required areas
