No house is perfect


Even the best built and best maintained houses have a few components or systems in less than perfect condition.

Water  Water leaks are the most common problems coming from the roof, basement and exterior.

Roofs   Flashing failure and roofing material problems are the single most common defects; but usually, roofs need simply repair and  maintenance.

Ceiling stains  Caused by past or present leaks, ceiling stains are very common. It can be difficult to tell whether the stains are from leaks still present, or were caused by leaks which have since been repaired. We use moisture meters to test for active leaks.

Electrical hazards  They are most common in older homes, but often found also in newer homes. Electrical hazards come in many forms, from ungrounded outlets to wiring done incorrectly by previous homeowners.

Rotted wood  Caused by being wet for extended periods of time, most commonly found around tubs, showers and toilets inside, or roof eaves and rakes, and trims outside.

Water heater  Many water heaters are not installed in full compliance with local plumbing code.

Gas or oil furnaces  Most gas or oil furnaces lack routine maintenance such as new or regularly cleaned filters, regular tuning for proper combustion and performance. Many have other issues such carbon monoxide leakage, faulty operation or inadequate air intake.

Plumbing defects  The most common plumbing issues include dripping faucets, leaking fixtures and slow drains. Even new houses can have minor plumbing defects.
